A downtown condo is two purchases: the unit, and a share of the building. Downtown San Diego and Little Italy are mostly mid-rise and high-rise condos. Gaslamp, East Village, and the Marina District sit inside that same downtown market.
Read the association documents
Ask for the resale package before you waive contingencies. The useful pages are the budget, the reserve study, the insurance certificate, the rules, and the minutes. You are looking for how the building pays for roofs, elevators, plumbing stacks, and insurance, and whether a special assessment is already being discussed.
Reserves. A thin reserve fund often means a future assessment.
Insurance. See what the master policy covers and what you still need on the unit.
Rental rules. Caps on rentals, minimum lease length, and owner-occupancy ratios affect both investors and lenders.
Litigation. A lawsuit against the builder or the board can stall a loan.
Parking. Confirm the spot is deeded or assigned, and whether a second spot exists. Street parking downtown is not a substitute.
Loans on condos are stricter
Many lenders review the building, not just your credit. Owner-occupancy, reserves, insurance deductibles, and pending litigation can all affect whether a conventional loan is available. If you need financing, ask the lender about the building before you fall in love with the view. A cash offer does not make a weak association a good purchase. It only removes one obstacle.
The unit itself
Inspect the interior the way you would a house: appliances, HVAC, windows, and signs of a past leak. In a tower, water problems often come from a stack or a neighbor, so the minutes matter. Confirm what you own versus what is common area. Balconies and exterior walls are often the association’s job, which is good until a repair is deferred.
